WHAT WE DO

The Association of Poinciana Villages is a non-profit, civic organization operated exclusively for the promotion of the health, safety, common good, general convenience, and social welfare of the owners and residents of property in Poinciana. APV was formed to provide for the maintenance, efficient operation, preservation, and extension of the common areas in all the portions and areas of Poinciana.

Poinciana is a proud, diverse  community that has grown from a sleepy neighborhood into a flourishing community of more than 150,000 residents. In 1972, Poinciana was formally established as the largest, unincorporated, master-planned community in the

United States.

The Association of Poinciana Villages, Inc. (APV) is one of the largest homeowners associations in the United States. The 47,000-acre, unincorporated, suburban community encompasses both Polk and Osceola counties perfectly nestled between Haines City and Kissimmee, Florida. The community is enriched by more than 26,000 homes, 200 businesses and more than a dozen recreational parks. There are more than 50,000 deeded property owners and approximately 150,000 residents who have enjoyed a vibrant sense of community since Poinciana’s inception in 1972. The Association of Poinciana Villages maintains its core vision of continuing to be one of the best places in all of central Florida to live and raise a family.

Mark Maldonado

Welcome Home

In 2013, FirstService Residential was contracted to manage the daily operations of the homeowners association, under the direct supervision of the Board of Directors. At that time, Mark Maldonado, LCAM was appointed General Manager and he remains in this role today. Mark is dedicated to Poinciana and determined  to do his best in making it the best place to live in Florida.  FirstService Residential is proud to remain contracted with the Association of Poinciana Villages to continue to implement the decisions of the Board of Directors.

Within the first five years FirstService Residential managed the Association of Poinciana Villages they successfully formed partnerships with the Osceola County Commissioners, resulting in a nearly $10.5 million renovation of Vance Harmon Park and the construction of The Mary Jane Arrington Gym, the Aquatic Center and, the Amphitheater. In addition, management has secured numerous federal and county grants for the improvements and building of community parks in Poinciana. They implemented and oversaw the building of Poinciana's highly-anticipated Victory Pool, Poinciana's first community pool, renovations to the APV Fitness Center and the building of Poinciana Community Center, all becoming the Poinciana Activity Campus. Additionally, FirstService Residential introduced the LifeStyles program to enhance the community with the planning  and execution of events and activities that all residents of Poinciana can participate in and enjoy.
